The DS-KIS612-P is the "keypad" version of the new 4 MP generation — exactly the same specification as the DS-KIS610-P (a 4 megapixel camera at a 150° angle, Wi-Fi 6, Bluetooth) plus the one addition that changes daily use: a PIN keypad on the door station. That means the household enters with a code — no card to forget, no phone needed, and nobody inside has to get up to open the door.
The difference, exactly: it costs a little more than the DS-KIS610-P — the price of the PIN feature on its own. And it costs a little less than the DS-KIS611-S (which comes with a switch, cards and a rain shield but no keypad). The real question to decide on: how will your family come in every day? If the answer is "a PIN code" — this is your kit. Household staff and regular visitors also get temporary codes you can change whenever you like — cleaner control than handing out cards.
Where it actually gets used
A family with children: the kids come home from school and let themselves in with their code — no keys to lose and no cards. A cleaner or a gardener on a schedule: a code of their own that you can cancel at any time. You, personally: home again and the phone is out of battery? The code is always with you.

What exactly is the difference from the 610-P? The keypad, and nothing else — everything else is identical. That difference is the price of the convenience of coming in by code every day.
